5 tips for cleaning ceilings
Published on 06/07/2018
The cleaning of ceilings is also part of property care. Dust may collect in corners, mouldings and high-level fittings. Before starting, check the material and plan safe access.
1. Set a schedule
Frequency depends on activity, occupancy, ventilation and installed fittings. Investigate the cause of new marks or discolouration before cleaning or repainting.
Include these checks in the maintenance plan and adjust them to the actual condition of the space.
2. Identify the ceiling type
Plaster ceilings, removable tiles, washable finishes and glass elements need different methods. Identify yours and check the manufacturer’s recommendations.
Suspended ceilings may collect dust on their visible face and in the void above. Do not remove panels without checking their condition and the services above them. Such work is best assessed by a specialist company that can assess access, materials and the necessary protective measures.
Secure plaster mouldings and ornaments can be gently dusted. Avoid wetting unprotected plaster or finishes that are not washable.
For marks, use only a compatible method and test discreetly first. Do not apply vinegar or water as a general solution; damp stains require their underlying cause to be addressed first.
3. Lighting and air conditioning
Include light fittings and grilles in the maintenance plan, with appropriate isolation and safe access. See also our guide to air conditioning cleaning and maintenance.
Clean light fittings only when isolated and cool, following manufacturer guidance. Keep electrical components dry and use suitable access equipment for work at height.
4. Protect furniture and floors
Before starting, remove or cover items that may collect falling dust. Mark off the work area and ensure protective coverings do not create trip hazards.
5. Consider professional help
If access is difficult, the surface is delicate or services are present, request a professional assessment. The quotation should define the work, access equipment and exclusions.
